- Objective: To select residents who will pay their rent on
time and respect community property. The property manager is responsible for resident
selection.
- Non-discrimination: This property adheres to the Fair
Housing Act and will not discriminate against any person on the basis of race, color,
religion, sex, handicap, creed, familial status, national origin, or age (except as
eligibility requirements dictate) in any phase of the occupancy and resident selection
criteria
- Residence History: Last three years of residence history
must be verifiable and:
- No evictions.
- Last 12 month payment history must have no more than 2 late
payments including NSF checks.
- No unresolved lease violations including, but not limited to,
disturbances and pet rules.
- No unpaid amounts due to previous landlords.
- No excessive damages to previous apartments or property.
- Applicants who do not qualify based on residence history will not
have the option of a guaranty of lease, and the application will be denied.
- Credit History:
- No unpaid balances on collections including, but not limited to
tax and judgement liens- if in dispute, applicant must provide sufficient documentation.
- All addresses within the last three years must be verifiable.
- All credit active in the last three years must have a 1 or 2
rating.
- Medical accounts will not be included in the above criteria.
- It is our policy that each applicant must qualify individually.
- Applicants that do not qualify individually based on credit or
income criteria will have the option of attaining a guaranty of lease.
- Additional Qualifications:
- a) Household members who will be signing the lease must be 18
years of age or older.
- b) In order to qualify for a specific apartment, the applicant's
gross monthly income must be three times the monthly rental amount. If an otherwise
qualified applicant's income is less than three times the rental amount, the applicant
could be accepted, but only if a guaranty of lease is established

FAILURE TO COOPERATE FULLY, AND IN A TIMELY MANNER, IN ALL ASPECTS OF
THE APPLICATION PROCESS WILL RESULT IN CANCELLATION OF THE APPLICATION
Addendum to Resident Selection Criteria for Woodbridge Apartments of
Bloomington
Graduate and Undergraduate students of Indiana University:
- Due to volume and time constraints, Indiana University student
applicants are not subject to the landlord/residence history qualification. Woodbridge
receives a large volume of student applications from all over the world, and it is not
feasible to verify landlord information from student applicants.
- If they are subject to a guaranty of lease, the guaranty of lease is
not subject to an income verification.
These exceptions apply ONLY to Woodbridge Apartments of Bloomington, and
verification of student status will be required.
