OBJECTIVE: To select residents who are likely to pay their rent on time and respect community property.

The following criteria will be considered for applicants to Archer's Pointe of Ft. Wayne effective July 1, 2005.

Management believes that all persons are entitled to Equal Housing Opportunity. A. Income

Management shall have the right to consider whether the applicant has the financial ability to pay the monthly contributions towards the rent of the unit.

B. Rental History

Positive residential references for the previous three (3) years are required for each applicant. Each applicant must independently meet the rental history requirements for eligibility.

  1. Reasons for denial shall include but are not limited to:
    1. Verification of eviction from a prior landlord.
    2. History of constant late payment of rent, including payment after the late payment date.
    3. Returned checks, filing in court for late or non-payment of rent.
    4. Record of neighbor disturbance.
    5. Destruction of property.
    6. Disruptive or dangerous behavior.
    7. Conduct which adversely affects the safety or welfare of others.
    8. Unsanitary or hazardous housekeeping
    9. Noncompliance with the terms of the rental agreement (includes but is not limited to evidence of providing shelter to unauthorized persons or pets, or other acts in violation of rules and regulations).
    10. Outstanding balance owed to any previous landlord.

C. Credit History

Management will obtain a credit report on all applicants. Each applicant must independently meet the credit history for eligibility. Only credit for the past three years will be referenced. Applicants will not be disqualified for having no credit or a poor credit rating due to medical expense.

  1. Collections or judgments with a balance will disqualify applicants unless they are over three years old.
  2. Bankruptcy will disqualify applicants unless it's been one year since the date of discharge. Bankruptcy over one year since the date of discharge will be considered with re-established good credit.
  3. In the event that the applicant cannot meet the credit history identified in #1 and #2 an additional security deposit equal to one months rent will be required.

D. Eligibility

Applicants must be 18 years or older at the time of application.

E. Occupancy Standards

A maximum of two persons per bedroom.

F. Application

Any information that is found to be false or intentionally misrepresented will automatically be grounds for denial of the application. Failure to cooperate fully in all aspects of the application process will be grounds for denial.
