OBJECTIVE: To select residents who are likely to pay their rent on time, and respect community property.

The following criteria will be considered for applicants to Woodbridge of Ft. Wayne effective November 12, 1999.

Management will not discriminate on the basis of race, color, creed, national origin, religion, sex, handicap, familiar status or age (except as an eligibility requirement), in any phase of the occupancy process.

  1. Any person that is head, or co-head must be 18 years of age or older on the day of application.
  2. Salary/Income - all income must be verified.
  3. Credit History - a credit report will be processed for all applicants. Only credit for the past three years will be referenced.
    1. Applicants will not be disqualified for having no credit or poor credit that is a medical expense.
    2. Collections or judgements that are not medical will disqualify applicants unless they are over three years old.
    3. Bankruptcy will disqualify applicants unless it is over (1) year. Bankruptcy over one (1) year old will be considered with re-established good credit since the date of the bankruptcy. Business and medical bankruptcy will not be a reason for denial unless the personal history is also unsatisfactory.
    4. If an applicant is denied for poor credit the applicant may pay off the balance owing and have a receipt or letter from the creditor that they have set up a payment agreement plan and have been paying as agreed for a minimum of three months.
    5. If an applicant has an insufficient credit background or a recent bankruptcy where he or she has not yet re-established credit, but is otherwise acceptable, the applicant should be offered the option of getting a Guarantor.
  4. Rental History - positive references from your landlords for the previous (3) years are required for each applicant.
    1. An eviction reflected on the credit report would result in a rejection of the application.
    2. Reasons for denial shall include, but not be limited to:
      • History of constant late payment of rent including payment after the late payment date.
      • Returned checks, filing in court for late or non-payment of rent.
      • Records of disturbances of neighbors.
      • Destruction of property.
      • Disruptive or dangerous behavior.
      • Conduct which adversely affects the safety or welfare of others.
      • Unsanitary or hazardous housekeeping.
      • Noncompliance with the terms of rental agreement (includes but is not limited to evidence of providing shelter to unauthorized persons, pets, or other acts in violation of rules and regulations.)
  5. Application - Information that is found to be false or intentionally misrepresented will automatically grounds for denying the application. Failure to cooperate fully in all aspects of the application will be grounds for denial.
