Resident Selection Criteria


Management believes that all persons are entitled to Equal Housing Opportunity. This company does not discriminate against any individual or individuals because of age, creed, race, color, religion, sex, familiar status, handicap, sexual orientation or national origin.

A. Income
Management shall have the right to consider whether the applicant has the financial ability to pay the monthly contributions towards the rent of the unit. .

B. Rental History
Unless you own your home, positive references from your landlords for the previous three (3) years are required for each applicant. In the case of owning your own home, management will consider the mortgage as a landlord issue. Each applicant must independently meet the rental history requirements for eligibility. In the event that a balance is owed to any previous landlord the application will be denied. In the event of a negative landlord reference, including, but not limited to, habitual late payments, returned checks, or lease violations, the applicant will be denied. In the event of less than three (3) years residential history, a co-signer will be required.

C. Credit History
Management will obtain a credit report on all applicants. Each applicant must independently meet the credit history for eligibility. Only credit for the past three years will be referenced. Applicants will not be disqualified for having no credit

1. All collections, judgements and liens must have a zero balance. Medical judgements and medical collections will be disregarded for credit eligibility.

2. Bankruptcy will disqualify applicants unless it's been one year since the date of discharge. Bankruptcy over one year since the date of discharge will be considered with re-established good credit. Medical bankruptcy will not be a reason for denial

3. In the event that the applicant cannot meet the credit history identified in #1 and #2, an additional security deposit equal to one months rent will be required.

4. In the event that the applicant’s Social Security number or birth date cannot be verified on their credit report, we will require a copy of the Social Security Card and or review the applicant’s Driver’s License.

D. Criminal Activity Background

1. Any felony conviction(s) or Nolo Contender (No contest) plea(s) on file with any state, county or federal court unless the applicant has been pardoned

2. Any conviction or Nolo Contender (No contest) plea(s) by any court of competent jurisdiction whether it be for a felony or misdemeanor, or state, or federal offense which is any way related to the illegal manufacture, sale, distribution, or use of, or possession with the intent to manufacture, sell distribute or use a controlled substance

3. Any one violent crime misdemeanor conviction or Nolo Contender (no contest) plea(s)during the last five (5) years prior to the date of application

4. Any applicant is listed as a sex offender in any state

E. Eligibility
Any person that is head or co-head of household must be 18 years or older at the time the application is completed.

F. Occupancy Standards
A maximum of two persons per bedroom.

G. Application
Any information that is found to be false or intentionally misrepresented will automatically be grounds for denial of the application. Failure to cooperate fully in all aspects of the application process will also be grounds for denial.
