  • INCOME

Management shall have the right to consider whether the applicant has the financial ability to pay the monthly contributions towards the rent of the unit. Each household’s monthly gross income must total at least 2½ times that unit’s monthly rental rate.

  • LANDLORD REFERENCES

Unless you own your home, positive written reference from your landlords for the previous two (2) year period are required for each applicant. If the applicant does not have two years of verifiable landlord history, they would have the option to pay one month’s rent as a security deposit (which cannot be used as first or last month’s rent). Management will consider paying late more than three (3) times in one year, and lease violations such as noise complaints and poor housekeeping, damage to property or unapproved pets a negative landlord reference. In the case of owning your own home, management will view the mortgage as a credit issue. All previous landlord balances must be paid in full prior to approval.

  • CREDIT REFERENCES

Management shall run a credit check on all applicants. Each applicant must independently meet the criteria for eligibility.

1. If there is a balance on the electric utilities from IPL, the balance must be paid off, with proof of payment, before applicant would be accepted.

2. Any collections or judgments owing to a landlord must have a zero balance.

3. Collections or judgments for any utility companies (electric, gas, phone, water or cable) must have a zero balance if listed within the last 12 months. Medical collections and judgments will be excluded.

4. Bankruptcies must be discharged for at least one (1) years.

5. In the event your social security number cannot be verified on your credit report, a copy of your social security card will be required.

6. In the event that an applicant cannot meet the criteria identified in #3 and/or #4, the applicant can be accepted with a full month’s security deposit

  • CRIMINAL REPORT

Management shall run a criminal report on all applicants. Any of the following will constitute an automatic denial:

1. Any felony conviction(s) or Nolo Contender (No contest) pleas(s) on file with any state, county, or federal court unless the applicant has been pardoned.

2. Any conviction or Nolo Contender(No contest) plea(s) by any court of competent jurisdiction whether it be for felony or misdemeanor, or state or federal offense which is in any way related to the illegal manufacture, sale, distribution, or use of, or possession with intent to manufacture, sell, distribute, or use a controlled substance.

3. Any one violent crime misdemeanor conviction or Nolo contender (No contest) plea(s) during the last five (5) years prior to the date of application.

4. Any applicant is listed as a sex offender in any state.

  • ELIGIBILITY

Any person that is head, spouse, or co-head must be eighteen (18) years of age or older at the time the application is completed. Each single person (18 or over) must complete a separate application. Each single person (18 or over) must complete a criminal background authorization.

  • OCCUPANCY STANDARDS

A maximum of two persons per bedroom

MISREPRESENTATION OF THE APPLICATION OR FAILURE TO COMPLETE THE APPLICATION WILL BE REASON FOR DISQUALIFICATION.
