- Income
Management shall have the right to consider whether
the applicant has the financial ability to pay the monthly contributions towards the rent
of the unit.
- Landlord References
Unless you own your home, positive
references from your landlords for the previous two (2) years are required for each
applicant. In case of owning your own home, management will review mortgage as a credit
issue. In the event that a balance is owed to any previous landlord the applicant will be
denied. In the event of less than two (2) years residential history a co-signer will be
required or security deposit equal to one month's rent.
- Credit References
Management shall run a credit check on
all applicants. Each applicant must independently meet the criteria for eligibility.
- Any Installment, Revolving, and Open Accounts must be rated a minimum
of 1 and a maximum of 3. Any rating of 4 or greater must have a zero balance.
- All collections, judgements, and liens must have a zero balance
regardless of age. Medical collections and judgements will be excluded.
- Bankruptcies must be a minimum of two years old and new credit
established with a minimum of 2 trade lines rated a 1.
- In the event that the applicant cannot meet the criteria identified in
#1 above, a co-signer will be accepted. cosigners are required to meet the criteria in #1
- If the applicant cannot meet the criteria identified in
#1and unable to obtain a co-signer, an additional security
deposit equal to one-month rent will be required.
- Eligibility
Any person that is head, spouse, or co-head must
be eighteen (18) years of age or older at the time the application is completed.
- Occupancy Standards
A maximum of two persons per bedroom.
MISREPRESENTATION OF THE APPLICATION OR FAILURE TO COMPLETE THE
APPLICATION WILL BE REASON FOR DISQUALIFICATION.
