Any person that is head, spouse, or co-head must be eighteen (18) years of age or older at the time the application is completed. Each single person (18 or over) must complete a separate application.
A maximum of two persons per bedroom.
Management shall have the right to consider whether the applicant has the financial ability to pay the monthly contributions towards the rent of the unit. Each household’s gross income must total at least three (3) times that unit’s monthly rental rate. If the applicant does not have adequate income for qualification, the applicant may obtain a co-signer to the lease. This co-signer must provide proof that they meet the criteria in sections “C” and “E.”
Positive landlord reference from your landlords for the previous three (3) year period are required for each applicant. If three (3) years references cannot be provided Management will consider the landlord references inadequate. Any evictions within the last three (3) years will be basis for denial. Management has the right to consider paying late more than three (3) times in one year, and lease violations such as noise complaints, poor housekeeping, damage to property or unapproved pets a negative landlord reference. All previous landlord balances must be paid in full. In the case of owning your own home, management will view the mortgage as a credit issue.
Management shall run a credit check on all applicants. Each applicant must independently meet the criteria for eligibility.
- Applicants whose social security numbers are flagged with a “Safe Scan Warning” will be required to produce a valid social security card.
- Any collections or balances from Indianapolis Power & Light must be paid in full prior to move in.
- Judgements and collections from any previous residency will be reason for denial unless proof can be provided that the balance has been satisfied.
- Collections, judgements, or liens placed within the last three (3) years must have a zero balance. Medical collections and judgements will be excluded.
- In the case of bankruptcy, the discharge date must be at least 12 months old at the time of application.
- Any open revolving accounts (including mortgage accounts) must have a rating of 4 or less. Ratings of 5 or higher must have a zero balance.
- In the event that an applicant cannot meet the criteria identified in #4, or #6 above, the applicant will have the following choices:
- Applicant may submit a security deposit equal to one month’s rent. If the applicant chooses this option, he or she will not qualify for any rent concessions.
- Applicant may pay off all items that keep them from meeting items #4 & or #6 and furnish receipts to the Rental Office.
- CRIMINAL BACKGROUND SCREENING
Management shall run a criminal background screening on all applicants and occupants over the age of 18. Williamsburg North will deny admission if:
- Any felony conviction(s) or Nolo Contender (No contest) plea(s) on file with any state, county or federal court unless the applicant has been pardoned.
- Any conviction or Nolo Contender (No contest) plea(s) by any court of competent jurisdiction whether it be for a felony or misdemeanor, or state, or federal offense which is any way related to the illegal manufacture, sale, distribution, or use of, or possession with the intent to manufacture, sell distribute or use a controlled substance.
- Any one violent crime misdemeanor conviction or Nolo Contender (no contest) plea(s) during the last five (5) years prior to the date of application.
Any applicant is listed as a sex offender in any state
MISREPRESENTATION OF THE APPLICATION OR FAILURE TO COMPLETE THE
APPLICATION WILL BE REASON FOR DISQUALIFICATION.
