INCOME
Management shall have the right to consider whether the applicant has the financial abilityto pay the monthly contributions towards the rent of the unit. The household must have a verifiable income of three times the rent of the unit. A co-signer will be accepted if the applicant does not have a verifiable income equal to three times the rent of the unit.

LANDLORD REFERENCES
Unless you own your home, positive residential history for the previous three -(3) year period is required for each applicant. In the case of owning your own home, management will review the mortgage trade line on the credit report to verify residency. Reason for denial will include but shall not be limited to noise complaints, late payments, and damages, etc. All previous landlords must have a zero balance. A cosigner may be accepted if less than three years residential history is verifiable, however, a cosigner will not be accepted in lieu of negative rental history.

CREDIT REFERENCES
Management shall run a credit check on all applicants. Each applicant must independently meet the criteria for eligibility.
- Any collections or judgments owing to a landlord must have a zero balance.
- Any collection or judgment owing to a gas or electric company must have a zero balance.
- All medical collections and medical judgements will be excluded.
- Bankruptcies within the last three years will be accepted if positive credit has been re-established, however, an additional security deposit equal to one month’s rent will be required. Foreclosures must be at lease three years old or an additional security deposit equal to one month’s rent will be required. If the foreclosure is over three years, the applicant must have positive rental history for the past three years.
- In the event that the applicant has a bankruptcy and has not established new positive credit, a cosigner or an additional securitydeposit equal to one month's rent will be accepted. Co-signers are required to have a minimum of three lines of credit that must all be rated a maximum of 3 and all collections, judgments and liens must have a zero balance.

CRIMINAL BACKGROUND
- Any felony conviction(s) or Nolo Contender (No contest) plea (s) on file with any state, county or federal court unless the applicant has been pardoned.
- Any conviction or Nolo Contender (No contest) plea(s) by any court of competent jurisdiction whether it be for a felony or misdemeanor, or state, or federal offense which is any way related to the illegal manufacture, sale, distribution, or use of, or possession with the intent to manufacture, sell distribute or use a controlled substance.
- Any one violent crime misdemeanor conviction or Nolo Contender (No contest) plea(s) during the last five (5) years prior to the date of application.
- Any applicant is listed as a sex offender in any state.
- ELIGIBILITY
Any person that is head, spouse, or co-head must be eighteen (18) years of age or older at the time application is completed. All people 18 years of age or older are required to complete a separate application with the exception of married couples.
F. OCCUPANCY STANDARDS
A maximum of two persons per bedroom
MISREPRESENTATION OF THE APPLICATION OR FAILURE TO COMPLETE THE APPLICATION WILL BE REASON FOR DISQUALIFICATION.
