A. INCOME
Management shall have the right to consider whether the applicant has the financial ability to pay the monthly contributions towards the rent of the unit.
B LANDLORD REFERNECES
Unless you own your home, positive landlord references from your landlords for the previous three (3) years are required for each applicant. If references cannot be provided, Management will consider landlord references inadequate. In the case of owning your own home, management will view the mortgage as a credit issue. Foreclosures will be deemed as a negative landlord reference. All previous landlord balances must be paid in full. Poor landlord references may include, but is not limited to the following: records of disturbances, destruction of property, disruptive or dangerous behavior, eviction, history of constant late payments, unsanitary or hazardous housekeeping, non-compliance of your rental agreement
C. CREDIT REFERENCES
Management shall run a credit check on all applicants. Each applicant must independently meet the criteria for eligibility.
- Any collections from Indianapolis Power & Light must be paid in full prior to move in. (As well as any other Electric company.)
- Any collections from Citizens Gas Co. must be paid in full prior to move in. (As well as any other Gas Co.)
- Judgments and collections form any previous residency will be reason for denial
- Collections, judgments, or liens must have a zero balance if placed within the the last year. Medical collections and judgments will be excluded.
- Bankruptcies must be at least one year old
- In the event that an applicant cannot meet the criteria identified in #1, #2, #3, #4 or #5 above, the applicant will have the following choices:
a. Applicant may submit a security deposit equal to one month’s rent. IF the applicant chooses this option, he or she will not qualify for any rent concessions.
b. Applicant may obtain a co-signer. Co-signer must meet requirements listed in #1, #2, #3, #4 and #5 above.
D. CRIMINAL ACTIVITY BACKGROUND CHECK
A criminal background check will be run on each individual over the age of 18 that is a head, spouse, or co-head. Applicant will be denied for the following:
- Any felony conviction(s) or Nolo Contender (No contest) plea(s) on file with any state, county or federal court, excluding traffic violations, unless the applicant has been pardoned
- Any conviction or Nolo Contender (No contest) plea(s) by any court of competent jurisdiction whether it be for a felony or misdemeanor, or state, or federal offense which is any way related to the illegal manufacture, sale, distribution, or use of, or possession with the intent to manufacture, sell distribute or use a controlled substance
- Any one violent crime misdemeanor conviction or Nolo Contender (no contest) plea(s) during the last five (5) years prior to the date of application
- Registration as a sex offender in any state
E. ELIGIBILITY
Any person that is head, spouse, or co-head must be eighteen (18) years of age or older at the time the application is completed. Each single person (18 or over) must complete a separate application.
F. OCCUPANCY STANDARDS
A maximum of two persons per bedroom.
