Credit Criteria

- For the six (6) months immediately prior to the date of
application, only I 1,I2,I3 or R1,R2, R3 or their equivalent will be acceptable.
- Any ratings, or amounts still owing, from longer than six (6) months
prior to the date of application shall be disregarded.
- All medical, regardless of dates or amounts owing, shall be
disregarded.
- When there are two (2) OR more co-head applicants,
at least one co-head must meet the credit criteria.
- Under the Williamsburg Credit Criteria, if credit has not yet been
established, it will be considered the same as acceptable credit, FOR APPLICANTS
ONLY.

ALTERNATIVES
- If the applicant(s) does not meet the above Credit Criteria,
they may have someone sign a Guarantor of Lease for them. The
Guarantor will then be required to meet the Williamsburg Credit
Criteria, Items 1-3 only: The Guarantor of Lease must also have
sufficient Income and / or Assets to pay the Williamsburg rent,
in addition to any other financial obligations they may have.
OR
- If the applicant (s) is unable to meet the above credit criteria,
they may be approved by paying an additional security deposit
equal to one months rent.
Once the applicant(s) has qualified by credit, or by Alternatives A or
B, Williamsburg will proceed with the Landlord Criteria verifications, if applicable.
