| 1. Income Requirements
Management shall have the right to consider whether the applicant has the financial ability to pay the monthly contributions towards the rent of the unit. The household must have verifiable income of three times the monthly rent. A co-signer will be accepted if the applicant does not have a verifiable income equal to three times the monthly rent of the unit, providing the co-signer resides within the state of Virginia and meets all credit and income standard listed here.
2. Previous Residency
Positive residential references for the previous three years are required for each applicant. Reason for denial shall include but are not limited to verification of eviction, noise complaints, late payments, damages, etc.
In the case of home ownership, mortgage must be in good standing (not in process of foreclosure). Management will review the mortgage trade line on the credit report.
Military or college housing is considered as landlord for the purpose of qualifying applicants.
3. Credit History
Management will obtain a credit report on all applicants. Each applicant must independently meet the credit criteria for eligibility.
Any collections or judgments owing to a landlord will result in disqualification.
Any collection or judgment owing to a utility company must have a zero balance.
All medical collections and medical judgments will be excluded.
A bankruptcy will disqualify applicants unless it has been one year since the date of discharge. A bankruptcy with a discharge date over one year old will be considered with re-established credit in good standing, so long as mortgage or rental history is acceptable.
4. Criminal Background
In the event that an applicant meets the criteria for credit and landlord, a criminal background check will be ran. Each applicant must independently qualify.
Reasons for denial will include:
- Any felony conviction(s) or Nolo Contender (No Contest) plea(s) on file with any state, county or federal court unless the applicant has been pardoned.
- Any conviction or Nolo Contender (No Contest) plea(s) by any court of competent jurisdiction whether it be for a felony or misdemeanor, or state, or federal offense which is any way related to the illegal manufacture, sale, distribution, or use of, or possession with the intent to sell distribute or use a controlled substance.
- Any one violent crime misdemeanor conviction or Nolo Contender (No Contest) plea(s) during the last five (5) years prior to the date of application.
- Any applicant is listed as a sex offender in any state.
5. Eligibility
Any person that is head, spouse, or co-head must be eighteen years of age or older at the time application is completed. All people 18 years of age or older are required to complete a separate application, with the exception of married couples. Married couples may complete one application.
6. Application
Any information that is found to be false or intentionally misrepresented will automatically be grounds for denial of the application. Failure to cooperate fully in all aspects of the application process will be grounds for denial.
